Interior Renovation and Tenant Build Out

Situation/Challenges

Renovate an antiquated 40,000 sq ft office building to house various support departments of a major hospital. This included upgrading the building's power and adding resources such as a UPS system and generator backup. Due to operational issues, the project needed to be completed within a six week timeframe.

Approach

The owner and owner's representative selected J.P. Salemi, Inc. as the general contractor. Due to the extent of the project and time constraints, the parties agreed to institute an "open book" policy for project pricing. J.P. Salemi, Inc. obtained multiple bids per trade, evaluated proposals, reviewed them with owner and provided recommendations. In order to complete the project within six weeks, J.P. Salemi, Inc. set an aggressive construction schedule consisting of 10-hour days, six days a week through the duration of the project. Weekly construction meetings were held with all trades to discuss any changes or unforeseen conditions and provide immediate resolutions.

Result

The renovation resulted in a state-of-the-art office building with sectioned departmental areas. The project was completed on-time and tenants were able to move in according to schedule.
