To convert a 34,000 sq ft warehouse with a 4,000 sq ft office space into the corporate headquarters of an expanding demolition contractor. The proposed new layout would include offices, maintenance areas and equipment and vehicle storage. Additional vehicle entrances would be required for maintenance and loading areas. The property would also need to be rezoned for the operation of a multi-use commercial business with onsite vehicle storage.
A design-build approach was selected because the owner had a conceptual idea of his intended use of the area and had a trusting relationship with J.P. Salemi, Inc. as the construction manager.
The office space was completely renovated to provide a separation between executive/administration area and operations. An additional 825 sq ft of office area was added for staff.
The warehouse was divided into a 25,000 sq ft secured/monitored storage area. An 8,000 sq ft vehicle storage/maintenance area with wash bay was added to improve operational efficiencies. In addition, a new depressed dock and two overhead doors were constructed to accommodate deliveries and various vehicles stored onsite. A state-of-the-art security system was installed to monitor all areas of the property.
The parking lot was refinished and a 10 ft wood privacy fence was added to accommodate a secured exterior storage area and conform to new code requirements.
Through a team effort between the owner, architect and J.P. Salemi, Inc., the project was completed in a three month time frame.
